Collection of monthly rent, all charges

Payment of expenses including insurance

Payment of loan & property tax if requested by owner

Record income & expenditures

Provide owner monthly cash flow, income/expense statements

Transmit monthly net proceed to owner per arrangement with owner

Respond to tenants’ report of maintenance problem

Respond to tenants’ emergency calls

Employment of licensed, insured personnel/vendor for maintenance work on behalf of owner

Set-up utility & service contracts

Reconcile NNN/CAM, charge tenants, if necessary

Purchase worker’s comp. insurance in the name of the owner for owners’ employees, if needed

Inspect property routinely

Market vacant units of property for lease (see below for leasing commission)

Screen tenant (applicant) credit report & application

Move-in/move-out tenant

 

 

Management of Apartment

Services of Agent (Management Company):

Payment of expenses

Record income & expenditures

Preparation of annual budget

Submission of annual report

Attend one annual Board meeting, if needed

Maintenance of common area

Respond to owners’ report of maintenance problem in common area

Employment, of licensed, insured personnel/vendor for maintenance work on behalf of HOA

Utility & Service contracts

Maintain record of insurance

Enforce CC&R, By-Laws, Rules & Regulations of HOA
